Huntington Ridge
Huntington Ridge is a fairly new community built since 2001. It is located on the North side of Lakeland. Homes range in price from $160,000 to $300,000. There are only 102 homes in the community, thus enabling everyone to feel like they are part of a big family. This community is close to the Lakeland Mall, numerous grocery stores and less than five miles from I-4. The Huntington Hills golf club is just across Duff Road from this community.
There is a homeowner’s association and the annual dues are only $165. Every homeowner carries one vote at the reqular quarterly meetings.
There is also a Compliance Committee in case you have any complaints or concerns about any of the properties in Huntington Ridge. There is also an Architectural Committee to aid in the consistence of additions or changes done within the community.
This is the first community in Lakeland that I have run across that has a Disaster Action Plan for the subdivision to help the homeowners prepare their homes during hurricane season. This is something badly needed in many of our cities throughout the South. But Huntington Ridge is a step ahead of everyone!
You are allowed to have pets (up to three dogs or cats), but not allowed to breed dogs or cats within the community. No poultry or livestock are allowed either.
All boats, trailers, or house trailers, motor homes, etc. greater than 3/4 ton or commercial vehicles are only permitted if parked in an enclosed garage or parked on the driveway to a lot on a temporary basis of up to five days.
Walled fences/hedges shall not exceed six feet in height across the rear of the lot or running down the sides of the home. No fences/hedges are allowed on lots 1-10 or 73-75.
These may seem like a lot of rules and regulations, but in reality, they are for the benefit of those living is this nice community.
